Mansion 1 is S for progression. Yacht and penthouse win the skyline, not the early game.
Mansion Tycoon sells a lifestyle map, but the plots still behave like a classic tycoon: one collector, a chain of buttons, a 100% badge at the end. This page ranks Mansion 1–4, Beach Mansion, Penthouse, and Yacht Mansion on two boards. Progression asks which plot raises income and should be finished first. Showcase asks which plot looks like a music-video set when someone walks onto your eight-player server.
Capybara’s Productions opened the place on 26 March 2023 with the original villa chain. The penthouse landed in December 2023, the beach mansion in 2024, and the yacht mansion in May 2025. The studio last updated the experience on 5 June 2026. Those dates matter because later plots assume you already have a collector habit. They are not starter houses with a nicer coat of paint.

S on progression means “do this on a normal account this week.” C on progression means “beautiful, expensive, and a bad first goal.”
S-tier progression: Mansion 1
Mansion 1 is the only plot that should be 100% before you argue about penthouses. It is where the $10,000 group bonus actually matters. It is where Premium’s 20% bump is noticeable. It is where Auto Collect (200 Robux) pays for itself. The getting started page is the tutorial; this row is the reminder not to abandon the villa because a limited car is on sale.
The Mansion 100% Completed badge is the first property trophy most players own. Later 100% badges (beach, penthouse, yacht) are rarer because people skip the homework. Do not skip it.
A-tier progression: Mansion 2 and 3
These two keep the same grammar: floors, interiors, outdoor pads, collector trips. They exist to raise the cash ceiling so Mansion 4 and the beach do not take a calendar month. Treat them as income buildings. Decorative gold trims can wait until the next button is cheap relative to a pickup.
If you feel “rich” after Mansion 1 and jump to the yacht, you will stand on a boat with no cash for the next hull piece. The money guide is the pair to this A row.
B-tier progression: Mansion 4 and Beach Mansion
Mansion 4 is a large villa. Beach Mansion is the 2024 waterfront house. Both still have collectors and 100% badges, so they are not pure cosmetics. They are B because they are easy to start too early. A half-built beach house with a parked limited is a common screenshot and a bad economy.
Beach ranks A for showcase because the water reads well on the map. That does not move it to S for progression. Finish 1–3, then open the beach with a plan from complete mansion rather than a random palm button.
Showcase S: Penthouse and Yacht Mansion
Penthouse (December 2023) and Yacht Mansion (May 2025) are why people favorite the game. They are C for progression and S for showcase. The penthouse is a vertical flex over the city. The yacht is a floating mansion with the race boat and speedboat as toys, plus cars such as EL700 and the returning limited Brio that shipped in that window.
Build them when your collector already funds long button chains. The dedicated walkthrough is penthouse and yacht. If you are still unlocking Mansion 1 bathrooms, that guide will feel like a different game — because it is a different budget.
Yacht 100% is one of the rarer property badges. That rarity is cost, not a secret mechanic. There is no code that finishes the hull; the codes hub is empty.
How to spend a session on plots
- Confirm Mansion 1 is 100% or one session away.
- Check the progress checklist for which property badges you lack.
- If a limited is in the shop, compare its price to the next plot button using the car tier list. The car almost never wins.

- After two villas are done, pick either Mansion 4 or Beach based on whether you want more rooms or more shoreline. Then penthouse. Then yacht.
Roleplay on an eight-player server is real content. Walking someone through a finished penthouse is more fun than explaining why your starter plot is still a concrete pad. Finish the pad first anyway. The showcase ranks are a reward for that habit, not a replacement for it.
