Penthouse and Yacht

After Mansions 1–4, Mansion Tycoon stops feeling like a suburban tycoon and starts feeling like a postcard. Beach Mansion, the Penthouse, and Yacht Mansion each have a 100% badge. They also each want cash in the hundreds of millions if you actually finish them, not just screenshot the lobby. If those numbers make you flinch, you are not ready. Go back to complete mansion and the money guide until a single collector pickup looks like a real bill, not like the group $10,000.

This page is travel, boats, goldify, and the order of the three “wow” plots. Garage flex still belongs on cars. Inputs for elevators, helicopter, and boats belong on controls. Rank the three properties against leftover villas on the property tier list.

Beach Mansion — the bridge property

Beach Mansion is the correct next plot after Mansion 4, not a side toy. It sits on the water with outdoor decks that hide buttons the same way villa gardens do. Treat it like a fifth villa with better lighting:

  1. Unlock collector access and the first income pads.
  2. Clear interior living volumes.
  3. Sweep the sand / dock edges. Waterfront buttons are the ones people miss at 97%.
  4. Parking last, unless a pad is gating a path.
  5. Cosmetics and goldify after the structure is bought.

When to move on: Beach Mansion 100% Completed. Opening the penthouse with Beach at 60% is how you own two pretty shells and zero badges. The penthouse tower is visible from half the map; that is marketing, not a hint to skip the beach.

Penthouse — elevators are the mechanic

The penthouse is a vertical tycoon. Elevators are not flavor. They are how you reach upper floors without bouncing off railings. If you are on mobile, practice the elevator prompt on controls before you rage-buy a Jetpack. Jetpack and Additional Speed (shop extras; prices change) help you hunt missed pads and event eggs in the lobby, but they do not replace floor-by-floor buying.

Suggested sweep:

  • Ground lobby and any reception / garage that belongs to the tower
  • Each residential floor in order — do not skip a floor because the penthouse suite looks cooler
  • Outdoor terraces and helipad-adjacent pads
  • Interior roleplay rooms (bar, theater, office)
  • Goldify pass

The helicopter is the travel tool between this tower, the villas, and the yacht. It is a map taxi. It does not earn. Unlock and use it when walking the whole island wastes the session, especially during easter eggs hunts that send you from race track to penthouse lobby.

When to move on: Penthouse 100%. If a new car showcase drops while you are on floor seven, read cars and then ignore the showcase anyway. A penthouse badge is rarer in practice than another regular spawn.

Yacht Mansion — decks, goldify, boats

Yacht Mansion is a floating plot with stacked decks. The video on this page is a full yacht build: goldify everything that can goldify, then spawn the two drivable boats. That is the right mental model. Costs are late-game. Creators casually spend nine-figure cash finishing the thing. Your exact pad prices will move with patch notes; the shape will not.

Build order that wastes less walking:

  1. Board the yacht and find the collector. Empty it before you sightsee.
  2. Buy structure buttons that open the next deck (stairs, elevator, hull pieces).
  3. Clear each deck in a circle — bow, midship, stern — so you do not leave a $40 million pad behind a slide.
  4. Interiors (cabins, galley, lounge) as they unlock.
  5. Goldify remaining parts. Goldify is the extra pass that tints furniture and fittings gold. On the yacht it is easy to think you are 100% because the boat looks finished from shore. You are not 100% until the goldify pads are gone.
  6. Boat spawns last.

Race boat and speedboat

The yacht unlocks two drivable boats: a race boat and a speedboat. They spawn from pads on the yacht the same way cars spawn from parking pads. Buy both for the yacht 100% if they are required buttons (they are part of the completionist pass on this property). Drive them for fun. They are not a second income tycoon. Do not sell your penthouse progress to afford a hull color while cabins are still empty.

If you cannot find the spawn: use the yacht elevator, check the lower stern pads, and look for the same “spawn vehicle” language you already know from cars. Controls covers entering/exiting boats.

Goldify without going broke

Goldify buttons appear on later properties (and some villa extras). They are required for a true 100% on plots that include them. They are not required for making money. Rules:

  • Never goldify a room that still has cheaper structure buttons.
  • Never goldify because a YouTuber goldified on camera. They already had the cash.
  • Do goldify on the last lap before you leave a property, so the badge can pop.
  • If a goldify pad costs more than opening the next property’s first income cluster, finish income on this plot first, then goldify, then move.

Auto Collect (200 Robux) is the pass that makes these three properties sane, because elevators and docks stretch the collector walk. Auto Purchase (600 Robux) will slam goldify pads if you can afford them — which can be good on a last lap and bad if you still needed a dropper. See the gamepass tier list.

Suggested late-game sequence

  1. 100% Beach Mansion.
  2. 100% Penthouse, including elevator floors.
  3. 100% Yacht Mansion, including goldify.
  4. Race boat + speedboat spawns.
  5. Then limited cars and the 200-vehicle grind on cars.

Keep the progress checklist open. If an event is live, collect eggs between decks; do not abandon a 90% yacht for a flower that will be documented on events. There are no codes that grant a finished penthouse. The codes hub will say so until a redeem box exists.

Servers still hold eight players. You can dock next to a friend’s yacht and gift, but you cannot locally co-op the buttons. Your pads, your cash, your badge.
